Want a brand-new porch or deck for early spring?

ARE YOU PLANNING TO HAVE YOUR ROOF READY FOR EARLY SPRING? The best time to start is NOW!!

Like many roofing professionals, our peak season usually spans from Spring to Fall. However, what often goes unnoticed is that winter can be the optimal time to undertake a re-roofing project for your home! What makes winter a favorable season for re-roofing?

WANT A BRAND-NEW DECK OR PORCH FOR EARLY SPRING? THE BEST TIME TO BEGIN IS NOW!!

Given that the average deck or porch project takes two to three months, the question is, why should you start now? We at E81 Studio are already booking decks, patios, and porches from mid-November to mid-February 2023 and beyond. Scheduling your project sooner to plan every step of your new deck and/or porch is recommended in order to have it on-time.

Planning, designing, and obtaining permits for a deck, patio, or porch project can take several weeks if not longer. This is because it requires teamwork for scheduling, decision-making, adjustments, and iterations. It is always preferable to plan and understand the process step-by-step so that you know exactly what to expect.

The fall and winter seasons in Maryland and Virginia are ideal for building a deck or porch project. Let’s identify some of the reasons to build your next great backyard outdoor living space sooner rather than later.

We have identified the following step-by-step considerations and advantages in the process of building a new deck, porch, or patio during the fall and winter seasons:

ADVANTAGES

  1. Availability. You can take advantage of the “off-season” in the fall and winter, when many builders aren’t as busy as “in-season”, making them more available to finish projects.
  2. Lower Environmental Impact. Fall and winter deck construction has a lower environmental impact. During the spring and summer seasons, the weather can quickly shift from hot and humid to stormy and rainy. The weather is much more bearable in the winter. The cooler weather dries out the landscape, making it easier to construct a deck in your backyard without causing damage to your property. You’ll have a lovely deck by the time spring arrives.
  1. Enjoy your deck or porch early in the year. Build your deck before the competition does. Start building your deck early to avoid the spring rush. By spring, you’ll be able to enjoy your new outdoor space without worrying about dealing with weather-related construction delays. As a result of the more predictable weather in the fall and winter compared to the spring or summer, E81 Studio will be able to finish the project faster.

  2. Save Money. Winter and fall construction can help you sav money. As an added bonus, we are including the desigb, 3D Design, and permit handling in our pricing, as well as a deck/stair lighting package including up to 10 lights on an existing outdoor electrical circuit.

  3. Enjoy the outdoors during fall and winter. Typically, people only picture themselves on their deck during the spring and summer. If you include a stunning fire feature, you could be unwinding on your deck during those lovely fall and winter nights!

STEP-BY STEP CONSIDERATIONS:

  1. Briefing. This includes choosing the features you want for your backyard. Consider factors such as your intended use of the space, the best views, privacy, blending with the style of the house, lighting, having a fireplace or fire pit, an outdoor kitchen, a patio, and more. These and many more, are some factors to decide and have a clear picture of what is envisioned for your next outdoor space in your home for years to come.

  2. Fixed-Price Cost. The last thing you want is for your project to lack a fixed-price cost. Do your calculations match up? Following the completion of the planning stage, your builder will determine if your budget is reasonable and where you might be able to save money, look for more funds, or modify the scope of your project to meet your budget.

  3. Final plans to final design. You and your builder will decide on options that are within your budget as you finalize all the details for your new deck, porch, or patio. A final cost will be determined and communicated, a detailed plan will be developed, timelines will be established and scheduled, contracts will be developed, and everything must be approved. Only then can you formally decide when to begin the project.

  4. Materials selection. Once your deck, or porch builder has your final plan in hand, E81 Studio will be able to order materials, including special orders that may require additional time. The goal is to always have a simple ordering procedure and that everything runs as smoothly as possible and everything is communicated during each step of the process. Starting earlier with a project will allow you to address any possible issues earlier on and to have a set timeline for your outdoor project.
  1. Permits, Homeowner’s Association, and Approvals. Your deck, patio, or porch builder must apply for and be granted the necessary permits before beginning work on your project. There could be a lot of hoops to jump through. Even if a seasoned builder is familiar with the process, delays and unexpected events can occur. If your neighborhood requires it, the HOA’s approval could add another step and lengthen the process. Because some HOA committees only meet once a month, the sooner you present them with what they require, the better.

  2. Construction Schedule. How long, assuming everything goes according to plan, will your project take? The time it takes to prepare the site and complete the project can range, depending on the size and complexity. It’s simple to understand how your project might take longer than anticipated when you consider weather delays, necessary inspections that take place throughout the building process, and other potential issues like material delivery delays. If you start early, you’ll have plenty of time to take delays into account and have your next outdoor project just in time for the warmer months.

  3. Final Inspection(s) – Warranties. In addition to performing a final inspection on your project, an official inspector must certify that the completed work complies with all applicable codes and regulations. Scheduling an inspector can take up to a week. Final cleaning, ultimate finishing details and preparing warranties by coordinating paperwork and documentation with Manufacturers may also require additional time; starting earlier will allow us to finish our deck, porch, or patio before spring.

In conclusion, it is now obvious why you need to start planning your new deck, porch, or patio for spring as soon as possible. Set yourself and your builder up for success by starting early and allowing for events that could add to your next outdoor project’s timeline. When time is on your side, you’ll be prepared for anything, and you’ll be ready to take advantage of your new outdoor living area as soon as the cold weather is over.
