Absolutely, yes! Without a license, home improvements including decks and porches are prohibited in Maryland and Virginia. E81 Studio, LLC is a licensed contractor with $1 million in general liability insurance via the Maryland Home Improvement Commission (MHIC). Each and every licensed contractor is obliged to put up a bond, and the MHIC offers redress if the contractor doesn’t fix workmanship problems or finish the job on schedule. If a homeowner chooses to deal with an unlicensed contractor, they will be responsible for paying the entire price for subpar or unfinished work and will have little to no remedy through the MHIC or the judicial system. DON’T TAKE ANY CHANCES WITH UNLICENSED CONTRACTORS.

SELECTING BASED ON PRICE RATHER THAN VALUE – When it comes to pricing a job, each contractor has a unique business strategy. Some business plans are built around being the lowest bidder. They are then required to make up the difference with inferior lumber and staffing / training levels that limit their ability to properly service a customer. E81 Studio began by determining the high-quality experience we wanted every customer to have. Our pricing strategy then takes into account the material quality, the high level of training and talent of our employees, and the staff available to provide excellent customer service.

USING A CONTRACTOR WHO REQUIRES THE CUSTOMER TO OBTAIN THE PERMIT – This should raise a massive red flag in the air. There is a good chance that the contractor is asking the customer to pull the permit because they are unable to pull the permit themselves due to a problem with their license or the county. A contractor should obtain their own permits so that they are always held accountable.

USING A CONTRACTOR WHO REQUIRES ALL MATERIALS TO BE PURCHASED BY THE CUSTOMER – This should raise a huge red flag. This is usually an indication that the contractor lacks the necessary working capital or credit to purchase the materials. It could also indicate that the contractor is overworked or lacks the resources to do the purchasing themselves. This arrangement occasionally works, but it usually results in a contractor walking off the job or dragging the customer out of the job for far longer than it should.

FAILURE TO INVESTIGATE THE CONTRACTORS’ ONLINE PRESENCE – In today’s digital age, it’s nearly impossible for a reputable contractor to remain anonymous. If you can’t find them, that’s not a good sign. Reputable contractors will almost always have an online presence for you to check out.

DECK DESIGN AND CONSTRUCTION QUESTIONS

YOU WILL NEED A BUILDING PERMIT to build a new deck or porch or REPLACE your deck boards and railing. According to IRC (International Residential Code) 2018, the exceptions are if the proposed deck is on the ground or less than 30″ in height, it is less than 200 SF, and it does not connect to the house.  

In all other cases, a deck or a porch is considered an addition to a home. It, therefore, requires permits and inspections to ensure compliance with the minimum standards set by the IRC Code for safety and to build correctly, in addition to county zoning regulations, easements, and HOA restrictions.

If a contractor tells you, “We are just changing the decking and railing over the existing deck” and “we do not need a permit” pay attention. Regardless, of what they tell you, these are structural modifications by changing the thickness and attachment of the floor decking and how the posts are attached to the deck. Composite decking is a catch-all term for a product composed of multiple components. It is made from a combination of wood fibers, plastic, and other additives. Depending on the brand of composite decking you choose, the majority of these ingredients are sourced from recycled materials, making it a more environmentally friendly option than other decking materials.

In general, you can choose between uncapped and capped composite decking; however, the capped option is far more popular. This is because capped decking has a strong cover that adheres to the material’s core made of an engineered, polymer core and synthetic cap.

Mineral-based boards and 100% PVC boards – specifically DECKORATOR’S VOYAGE and TIMBERETECH AZEK – are our top picks because they provide extra protection from fading, staining, mold growth, and pest infestations that uncapped decking does not. If requested, we can install TREX wood-composite decking and KDAT pressure treated Boards- Ready to Stain. 

Depending on how well-maintained your deck is, surfacing the frame may not be a good idea. We will not resurface nor guarantee a deck that is more than eight years old or it is in poor condition, for example.

The main structure of a deck or porch is the framing, and you must ensure that it can support the new materials for as long as they will last. Using a composite material with a life expectancy of 20 to 50 years on a structure with a life expectancy of only a few years may end up putting your loved ones in danger due to an unsafe structure.

If the deck is a simple design and qualifies as a fast-track project, and everything goes as planned, the entire process, from conception to completion, could take anywhere from one to three weeks.

However, it frequently takes much longer. Waiting for permits and adding extra features to your deck can cause delays. As a result, we have seen more complex designs that could take a few months to complete a deck or porch project.

The cost of resurfacing a deck 20′-0″ x 12′-0″ = 240.00 SF and a 4′-0″ x 4′-0″ landing with 5 or 6 steps, and assuming that 30% of its framing (joists) needs repair or replacement, change of brackets, hangers, and clips, provide blocking and waterproofing joist at all horizontal surfaces.

The decking considered for this exercise is a Best selection Timbertech Azek and Classic composite railing with aluminum balusters, deck fascia, and stair stringers wrapped with white PVC trim. It can cost, on average, $19,680 or about $82.00 per SF.

FRONT PORCHES, OPEN AND SCREENED PORCHES & THREE-SEASON ROOM DESIGN AND CONSTRUCTION QUESTIONS

FRONT PORCH: Enclosures attached to the house that can provide a place of respite, welcoming, or gathering and will undoubtedly add designer curb appeal to the front of your home. A front porch can significantly increase the value and appearance of your home, making it the talk of the neighborhood.

FRONT PORTICO: a more straightforward front entrance portico design can highlight your home’s best features. Porticos can add character and charm to your home by incorporating architectural elements such as stately columns, a custom ceiling shape and finish, and a custom roof design.

BACK OPEN PORCH: A Back Porch, as the name suggests, is built at the back of the house, open at its sides, and covered by a roof structure. The porch can be attached or detached from the house and could be installed on a patio or a deck. It is often confused with a Pavillion. The most common application is an open outdoor Kitchen area by the house’s kitchen.
As an upgrade, it can have motorized screens for sun and mosquito control. 

SCREENED PORCH: A screened Back Porch, which could be attached or detached from the house, its’ main characteristic is that it is covered by screens at all of its sides. a screened porch. It can function as a living room extension. This allows for air circulation while keeping away mosquitoes and other bothersome insects inside. In the summer, you can sit inside a screened porch and relax. One way of identifying an open porch is that the screens are fixed and generally spaced in a maximum of 8′-0″ wide x 8′-0″ height panels.

THREE SEASON ROOMS: A Three Season room is a porch with small openings or panels usually limited to a 6′-0″ or 7′-0″ wide by 8′-0″ height. In addition to the screens, three-season rooms have a retractable window system made of vinyl on a vertical four-track that can open up to 75% to allow air circulation in warmer seasons. As its name suggests, it may be necessary to add heat lamps or a fireplace to cozy up the room in extreme temperatures. A FOUR-SEASON ROOM is an extension of your house with insulated walls and Low-e windows.

A well-built porch can increase the curb appeal of your house and the value of your property. Since they require less maintenance when built with much more durability than wooden porches, porches constructed of manufactured materials such as PVC Trim wrap are a better long-term investment. If you decide to sell your home, having a sturdy porch that won’t break down rapidly could increase the value in the eyes of prospective purchasers.

Three-season rooms are constructed with vinyl panels that can be closed or opened to allow for ventilation. Fixed screen porches keep insects at bay, but they cannot be adjusted to control airflow.
The most well-known brands of three-season rooms are EZE BREEZE and PORCH CONVERSIONS.

Depending on the size and complexity of the design, a porch can be built in various time frames. However, it usually takes our skilled porch builders 1-2 months to complete your new porch. Design and Permit can take another 3 to 4 weeks. If the Porch is to receive window screen systems like EZE BREEZE or PORCH CONVERSIONS, it could add another 4 to 6 weeks. Beat the spring rush, fall and winter are the best time to plan your Porch or Three-Season Room. 

The price of constructing a porch varies according to the materials used, the size of the project, and other factors like if it is a full-height screen and if it has a low wall at the base, railing system, etc.  You can expect to pay between $30,720 and $38,400 for a 12 x 16 porch wrapped with PVC Trim and fixed screens with a better or best decking and railing selection.

Open porches are less expensive to create than enclosed porches since they need less work and material. If you’re trying to cut costs, an open porch can be your best bet.

PERGOLAS & SHADE STRUCTURES QUESTIONS

WOODEN PERGOLAS: A pergola is an outdoor structure with columns supporting a beam and rafter roofing grid. This roofing grid can be left open or covered to create a weather-protected area. Pergolas can be standalone or attached to a house. Our basic pergola is built of KDAT pressure-treated wood (Ready to Stain) or pre-stained.

Our next-level wooden pergolas are made of Western Red Cedar Wood, a richer and more durable wood. These pergolas can be stained right after installation. Wooden pergolas require maintenance every two years. Pavillions can also be confused with pergolas. PAVILLIONS feature an utterly closed roof, while a pergola’s roof is constructed of open slats.

Pergolas are classified as auxiliary structures in the counties where E81 Studio works, such as Montgomery and Fairfax. Basically, if the pergola is open and less than 200 square feet, it only requires zoning approval. If it is larger than 200 square feet and has a roof cover, it must be reviewed by the building division to ensure compliance with current codes.

A professional structural engineer’s sealed drawings are required for pre-manufactured pergolas. Pergolas and shade structures can support heavy loads; DO NOT put your loved ones in danger by hiring unlicensed contractors or installing pergolas that are not permitted. If you hear that a permit is not required, this is a red flag that the contractor is unqualified and/or unlicensed.

Yes! We recommend it frequently, and many of our customers ask for it. The deck may need to be modified to support the weight of the pergola and give it strength if a pergola is to be built on top of it. Because our team can help you prepare for this from the beginning, we advise planning in advance and purchasing your pergola simultaneously with your deck. Pergolas delivery could take 9 to 12 weeks. 

Depending on the size and complexity of the design and the material or type of pergola used. As a reference, we assume the same conditions for all types of pergolas. Additional footings, preparing a deck to receive a pergola, or whether the pergola is at ground level or on an elevated deck, prices may vary.

OUTDOOR KITCHENS QUESTIONS

Without knowing more about the project, it’s tough to respond, it all depends on the number of appliances and zones. An ideal outdoor kitchen consists of 4 main zones: A cooking zone, a Preparation zone, a Serving Zone, and an Entertainment zone.

The cost is directly related to the number of linear feet of cabinets, and appliances.
BASIC – As a minimum, it is recommended 10”-0″ linear feet to fit a cooking appliance, some storage, a small area of countertop, and a small sink.
ESSENTIAL – comprises 13′-0″ to 14′-0″ linear feet to accommodate a cooking/grilling appliance and 2 other items, which could be a sink, an outdoor fridge, and another cooking appliance like an oven or a burner.
MEDIUM – comprises 16′-0″ to 18′-0″ linear feet to accommodate cooking and a grilling appliance, more storage and countertop, a fridge, sink, and an oven and/or burner.
LARGE – comprises 20′-0″ Linear feet or more and it can fit all types of appliances. No restrictions for a sizable outdoor kitchen and also for a second, larger equipment, such as an outdoor pizza oven. There is a lot more countertop space available and room for a refrigerator, sink, and maybe an ice maker as well.

Another factor is the shape of the cabinets, whether linear, galley, islands, L or U shaped, usually wrapped with stone and stone-like materials for the countertop. The average price per linear foot is about $800.00 to $1,500 per linear foot, depending on appliance selection. We have seen outdoor kitchens that range from $8,000 to $30,000 for the outdoor kitchen only, not including the flooring and the structure in which the outdoor kitchen is located. Although darker colors will undoubtedly feel hotter to the touch, they work well in hot weather. It can also be sealed to protect it from stains and mold. You can even reseal it once in a while to ensure it lasts a long time. Granite comes in various colors and patterns to suit any aesthetic and will not fade in the sun. The main disadvantages of a granite countertop are its higher cost and the fact that it must be resealed regularly.

The alternatives for your custom outdoor kitchen have grown over time, just as the options for your inside kitchen have. To choose the appliances that best suit your requirements, way of life, and design, your E81 Studio design team will consult with you.

Your appliance options, and most requested, include an outdoor grill, flat-top grill, side burner or power burner, smoker, pizza oven, outdoor refrigerator, kegerator, wine cooler, ice machine, and vent hood.

PATIOS, PAVERS AND STONEWORK QUESTIONS

Patio pavers are fantastic in our opinion because they are simple to install and produce beautiful hardscapes. They are popular among homeowners due to their numerous design and color options, as well as the fact that they are significantly less expensive than natural stone.

The overall toughness of the pavers, as well as their tolerance for changing weather conditions, are fantastic advantages to consider. Pavers, unlike concrete, are resistant to cracking during freeze-thaw cycles due to their elasticity. In terms of repairs, replacing a single broken paver is far easier than removing the entire cracked concrete slab.

Pavers installed over CR6 bed and stone dust and with polymeric sand at joints. Prices vary from manufacturer, and conditions such as edging, pattern, and terrain slope vary. On average, Patio Pavers Professionally Installed Cost from $27.00 to $36.00 per SF.

Flagstone is a natural stone; there are two methods to install it: dry and wet. Dry is similar to a paver installation, requiring a thicker stone; we always recommend thermal flagstone because of its strength and stability. Wet installation is installing the flagstone over a reinforced concrete slab. Depending on the type of installation price ranges from $27.00 to $42.00 per SF.

Split face concrete Interlocking blocks seating/retaining walls – length by height if double wall considers additional area. Its costs range between $72.00 and $81.00 per SF. Pillars 24″ x 24″ cost $1,050 to $1,200 per unit.

The cap or top could be concrete bullnose or 2″ flagstone – Exact quote will be presented approx. $32.00 per SF. of flagstone cap.
