A STEP-BY-STEP STREAMLINED PROCESS

We avoid making errors and blunders by relying on our extensive experience in the design and construction industries, which is often the case when using the traditional three-way method (Triad) of Architect-Contractor-Client. While untangling this triangle, the architect, with their high-priced picks, and the contractor, who tries to cut time and money while making the adjustments specified by the client as the job advances.

Or the even worse situation, relying on a contractor that lacks the sensibility and skills for design, resulting in average results.

We provide a personalized, transparent service with our proposals that gives you confidence and certainty that your project will be completed to the highest of standards of quality and craftsmanship, and to finish it on time and on budget.

When you decide to move forward with a custom remodeling, whether is a deck, a porch, or the exterior of your home etc.

We understand that the remodeling of your space is meant to stay fresh, timeless and beautiful for many years to come. Your custom remodeling is not a project that is replicated, that has limited selections from just the big stores and even worse ending with projects that shows the lack of planning on the results of your remodeled space, at a higher price and stressful process.

When building a custom remodeling, it requires a one off detailed quote that is tailored to your one of a kind project. As you can see below it takes a lot of time and effort to provide a fixed price contract. In order to provide you with a fixed price quotation, we have depeloped a pre-construction package or preliminary services (See our Design-Build Process).

Welcome to E81 Studio, whether you found us on the internet or came from a referral by one of our satisfied customers. We make every effort to provide you with the best possible experience and service. To do so, we begin by asking you to fill out our Complimentary Consultation form online. Then, please send us some pictures or better yet a video and describe to us your envisioned project. We’re excited to get started with you!

We’ll get back to you with a phone call at the preferred time. First, we’ll discuss and learn about your needs and the remodeling or home improvement project you’d want to have completed in your home. Then, if the project is a good fit for each other, we’ll move forward and schedule an in-home consultation.

Following the completion of your request and initial contact, E81 Studio will organize an In-home Consultation. We have a consultation fee of $250.00 for bathrooms, decks, patios and $500.00 for kitchens and/or major renovations; it includes coming to your home, meeting you in-person, take measurements and asses the conditions and provide you with our best design advise. At this meeting you’ll really be able to start visualizing your space:

  1. We will conduct a walk-through Design-Build  assessment to assist you in refining and determining what you want and need in your new house project.
  2. We will take some measurements and list every detail you wish to incorporate into your project.
  3. We will discuss the timeline and material selection and determine the permit requirements. 

In many cases, we will be able to provide you with a fixed price on the spot or within 1–2 days. For more complex projects, it requires the development of architectural drawings and 3D rendering, so you can visualize it beforehand and provide you with a fixed price. We are transparent and upfront. We work in conjunction with you to achieve your dream project.

If we work together, the In-home consultation fee is deductible from your project, and serves as a retainer to secure you a commencement date in our calendar and/or the start of our design process. Otherwise, you can use your design-build assessment report as a guide to have a successful project,  if you decide to go your way.

To prepare a set price estimate, we will define and describe the materials, team, completion time, and pertinent information. E81 Studio wants you to know exactly how your project will appear, how long it will take to finish, and how much it will cost upfront. So we’ll define and describe the materials, introduce the team, and estimate the completion time and cost. E81 Studio wants our customers to know precisely how their home projects will turn out, how long they will take to finish, and how much they will cost before they start. We include a 3% deductible contingency expense in your budget to avoid unexpected change orders and unpredictable conditions. lt could also be used as an upgrade.

We’ll examine, sign, and accept the proposal in exchange for a check or deposit equal to 1/3 of the contract’s total value. Congratulations! We are excited to get started on your residential project and give you the most outstanding service and customer experience possible.

Before the remodeling construction begins, we will schedule a pre-construction meeting with you to review our selection process, any coordination or items mentioned earlier, and any outstanding specifics.
E81 Studio will organize a kick-off meeting, prior to the beginning of demolition and protection work.

We will define the communication pattern and procedures and understand the roles and responsibilities of our members during your remodeling. Also coordinate the areas for storage materials, dumpsters, temporary urinals, and utility access. We’ll segregate the construction area to minimize disruption to other parts of your home not included in the remodeling. Every day, we will keep our work areas safe and tidy.

We get to work and build your project within code compliance and recommended standards and practices. We will schedule a weekly meeting to keep you updated on the construction progress.

We’ll keep an eye on the project during construction, and we’ll review the progress to make sure it stays on track. We’ll also devise a strategy for decision-making and cooperation. Good communication, we believe, is the key to the project’s success. A Client Portal is available to enhance and facilitate communication and keep you updated and informed at all stages of your remodeling project.

Before the remodeling construction begins, we will schedule a pre-construction meeting with you to review our selection process, any coordination or items mentioned earlier, and any outstanding specifics.

We are one step away from the final stage of your project. The punch list will add the final touches and make the final preparations so you, the owner, can occupy or utilize the work for its intended use. Finally, the noise and dust are gone, and you’re about to be ready to use your brand-new space.

Upon correction or adjustments to the punch list, a final walkthrough of your project will ensure that everything has been completed and corrected to your satisfaction. We will use the punch list as a checklist. We will finalize any paperwork related to the remodel. Make sure you have a copy of all the documents for your records, including permits, receipts, change orders, lien waivers, warranties, and manufacturer’s guides for your products.

We will follow up with a month, six months, and a year’s visit upon the completion date. In addition, we will be sending you monthly news or tips for your home maintenance.
